Mortimer Street

The project at Mortimer Street involved the extensive refurbishment and restoration of two conjoined Grade II listed buildings at 93 Mortimer Street and 43 Great Portland Street in Central London for The Langham Estate.

 

Previously Wella’s UK headquarters, the building, constructed in c. 1890, was unoccupied for over 5 years following their departure and had become very dilapidated and in need of urgent and significant repairs.

 

Originally a £1M, 3-month enabling works contract, the project evolved as the works proceeded into a £9M, 24+-month contract, culminating in over 550 Architects Instruction, c. 2000 drawings, 60+ specialist sub-contractors and artisans, and over 40 of our own skilled tradesmen over the course of the works.

 

The project presented some interesting challenges in terms of sequencing and programming of the works, most notedly the restrictions imposed by Westminster City Councils Planning and Conservation departments, due to the Historic nature of the building and because of the changes to the Building Regulations compliance, not least the reforms to the Fire Regulations, that came into force during the contract, that required continuous design development and in many cases real time changes as the site works progressed.

 

Works included major structural repairs and alterations, significant external and internal masonry repairs and restorations, complete re-roofing of both buildings, new extension elements, complete services installations, new internal joinery, fibrous mouldings and period finishes, and full restoration of all existing retained features and finishes.

 

The project commenced in the first quarter of 2022 and was completed and proudly handed over to the client in May 2024
